our process

Clear Planning. Disciplined Execution. No Guesswork.

What To Expect

Residential construction is complex. Costs, timelines, and decisions compound quickly if the process is unclear. Our approach is designed to reduce uncertainty, establish accountability, and keep projects controlled from start to finish.

We follow a structured, owner-led process on every project.

STEP 1: Initial Consultation & Feasibility

Every project starts with a detailed conversation to understand:

  • Your goals and priorities
  • How you plan to use the space
  • Timeline expectations
  • Budget comfort range

At this stage, we determine whether the project is feasible and whether The Merritt Group is the right fit. Honest feedback early prevents wasted time and unrealistic expectations later.

STEP 2: Design & Scope Definition

Once the project direction is confirmed, we focus on defining the scope clearly.

This includes:

  • Layout planning and spatial optimization
  • Structural considerations
  • Identifying major selections and constraints
  • Clarifying what is included—and what is not

Clear scope definition is the foundation of accurate budgeting and smooth execution.

STEP 3: Budget Development

With scope defined, we develop a realistic working budget.

This process may include:

  • Cost modeling and trade input
  • Prioritization of spending
  • Identifying value-engineering opportunities
  • Establishing allowances and contingencies

Our goal is to align expectations before construction begins—not adjust them mid-project.

STEP 4: Pre-Construction Planning

Before any work starts, we finalize:

  • Drawings and documentation
  • Permits and approvals
  • Construction sequencing
  • Trade scheduling

This planning phase minimizes delays, change orders, and site confusion once work is underway.

STEP 5: Construction & Project Management

During construction, the project is actively managed with:

  • Ongoing trade coordination
  • Schedule oversight
  • Quality control
  • Clear communication

Oversight remains centralized to ensure consistency and accountability throughout the build.

STEP 6: Completion & Warranty Support

Once construction is complete:

  • A final walkthrough is conducted
  • Punch list items are addressed
  • Warranty coverage begins

All projects include a 5-year limited warranty covering workmanship and materials, with specific terms outlined in your contract.
